Why this site exists

Most free contractor templates are not free. You find the page, fill the whole thing in, and the download button asks for an email address, or hands you a PDF with somebody's logo across it, or tells you to upgrade to save. That is a lead magnet, not a tool.

Everything here is a real file. The blank templates are static downloads, so they arrive the moment you click. The generators run inside your browser using your own machine to build the PDF, which means nothing you type about a customer or a price is ever sent anywhere, including to us.

What is here

Invoices and estimates, with the line items each trade actually uses. All four lien waiver forms, which are the documents most likely to cost you real money if you sign the wrong one. A contractor agreement covering the clauses disputes are actually about: change orders, substantial completion, delay and termination.

The calculators cover the step before that, working out how much material a job needs or what to charge for it, and then handing the answer over as a document instead of leaving it on the screen. The reference charts are those same calculators run in advance and laid out as printed lookup tables, for the counter and the truck door. The toolbox talks are the Monday morning version of the same idea: a written five minute safety talk with the sign in sheet attached, so the meeting and the proof it happened are one page. The guides answer the questions that come with the paperwork, like when it is safe to sign a lien waiver and whether to send an estimate, a quote or a bid.

It works on a phone, and it works with no signal

Everything here runs inside the browser itself, which has a consequence worth knowing about on a job site: once the pages are on the device they keep working without a connection. Install it to a home screen and it opens from an icon like an app, in a basement, a crawl space, a lift, or out where the signal dies.

Installing also puts this site in the phone's share sheet. A PDF that arrives in a text message or an email can go straight from that app into these tools without being saved, hunted down in a Downloads folder and picked again, which is the three steps of the job nobody enjoys.

And when a job produces several documents rather than one, the job packet collects them as they are made and prints one PDF with a contents page on the front: the invoice, the signed waiver, the change order and the photographs, in the order you choose, as a single file to hand across.
